Price per Acre Calculator

Divide a property's total price by its land size to get the price per acre — enter the size in acres, square feet, hectares, or square meters, plus any extra costs for an all-in rate.

Quick Facts

Formula
Price per Acre = Total Price ÷ Total Acres
1 acre = 43,560 sq ft = 4,840 sq yd ≈ 0.4047 hectares (1 hectare = 2.47105 acres).

About the Price per Acre Calculator

Price per acre is the standard way to compare land parcels of different sizes on an even footing. It answers a simple question: for every acre of land in this deal, how much am I paying? The formula is Price per Acre = Total Price ÷ Total Acres. A $250,000 purchase for 40 acres works out to $6,250 per acre; a $180,000 purchase for 12 acres works out to $15,000 per acre — even though the second parcel costs less in total, it is far more expensive per acre.

Converting land size to acres

Listings do not always report size in acres, so this calculator accepts square feet, hectares, or square meters and converts automatically using standard reference units:

  • 1 acre = 43,560 square feet (also 4,840 square yards)
  • 1 hectare = 2.47105 acres
  • 1 acre = 4,046.86 square meters

Basic price per acre vs. all-in price per acre

The basic price per acre divides only the negotiated purchase price by land size. In practice, buyers also pay closing costs, survey fees, title work, or broker commissions. Enter those in the "Additional costs" field and the calculator produces an all-in price per acre — (Total Price + Additional Costs) ÷ Acres — which is the more honest number to use when comparing two different offers.

Using the result

Price per acre is a normalization tool, not a full appraisal. Two parcels at the same price per acre can differ enormously in value based on zoning, road frontage, topography, soil and drainage, water rights, and utility access. Use the figure to make quick side-by-side comparisons, then dig into those qualitative factors before making an offer.

Frequently Asked Questions

How do you calculate price per acre?
Divide the total price by the total number of acres: Price per Acre = Total Price / Acres. If the land size is listed in square feet, hectares, or square meters, convert it to acres first (1 acre = 43,560 square feet = 4,840 square yards, and 1 hectare = 2.47105 acres).
What does the all-in price per acre include?
The basic price per acre only reflects the negotiated purchase price divided by land size. The all-in price per acre adds any extra costs you enter — closing costs, surveys, or broker fees — to the purchase price before dividing by acres, giving a truer landed cost for comparing offers.
Why does the land size unit matter?
Land listings are not always quoted in acres. Converting square feet, hectares, or square meters to acres before dividing is essential; mixing units produces a meaningless price-per-acre figure and makes it impossible to compare two properties fairly.
Is price per acre the only thing that determines land value?
No. Price per acre is a simple normalization for comparing parcels, but zoning, road access, topography, soil quality, water rights, and utility availability all affect what a parcel is actually worth. Use price per acre as a starting comparison point, not the final word on value.
