Price per square meter is the standard way to compare properties of different sizes on an equal footing. It answers a simple question: for every square meter of floor area, how much is being paid? The calculator divides the total price by the property's area, converting from square feet to square meters first if needed.

The formula

For a total price P and a floor area A expressed in square meters, the price per square meter is:

Price per m² = P / A

If your area is measured in square feet, the calculator converts it first using the standard conversion 1 m² = 10.7639 ft² (equivalently, 1 ft² = 0.092903 m²). The resulting price per square meter is also converted to a price per square foot for reference by dividing by 10.7639.

Worked example

A property listed at $350,000 with a floor area of 120 m² works out to $350,000 / 120 = $2,916.67 per square meter, or about $270.97 per square foot. If comparable properties in the area are averaging $3,200 per square meter, this listing is roughly 8.9% below that benchmark — a starting point for further comparison, not a valuation on its own.

Why area definitions matter

  • Gross (built-up) area typically includes exterior walls, balconies, and a share of common areas like stairwells or lobbies.
  • Usable (net or carpet) area counts only the interior space you can actually use, excluding walls and shared space.
  • Comparing a price per square meter calculated on gross area against one calculated on usable area will make otherwise similar properties look mispriced, so always check which definition a listing uses before comparing figures.
